I don’t know if this is the right time to purchase.

That’s the right instinct. The way I answer it is to show you what’s on the market in your range right now, and what the payment actually looks like with VA financing. Then you’re deciding from real numbers, not from a feeling.

We don’t want to be house poor.

Good. The lender call is built for this. We look at the full monthly picture, taxes and insurance included, against your income. If a number doesn’t make sense for your family, we don’t chase it.

What about my credit?

VA is more forgiving than people think. The lender pulls a soft picture early so we know exactly where you stand, and what to fix if anything needs fixing before we move.

I’m a disabled veteran. What does that change?

Quite a bit. Property tax exemptions in Texas, no VA funding fee, and a few other items most agents don’t walk through. I’m a hundred percent disabled myself. We’ll go through every line that applies to you.
